Overall showings on listings appear to be down , however I did an open house yesterday in which I had a another good turnout. What does this mean to me? I have long said that the buyers are better educated about the market than sellers understand. Buyers know if a home is a good value or not through the use of Zillow and other on-line means.

With the continuing market uncertainty I urge sellers who "need' to move to speak with their agents immediately before we find the selling season finished - now is the time to get serious!

Buyers! - The $8000 tax credit is ending soon - please be aware that you have to close escrow by Nov. 30,2009 - what makes all this more critical is the new HERA laws coming which will surely mean delayed closings. Call me for details or a printout outlining these new FEDERAL changes.
