20 Charlotte St
BR 1101098 - Multi-family real estate
Charleston, SC

This splendidly restored example of Charleston's highest-style Greek Revival residential architecture is being sold completely furnished with its period antiques, rugs and artwork. It includes not only the 6400 SF residence, but also the 3800 SF extravagantly furnished Carriage House at the rear of the property which is presently comprised of a licensed Bed and Breakfast unit and three additional apartments which can be used to generate income for the property owner. The structure itself is in superb condition. Original windows and shutters have been restored. All trimwork has been painstakingly restored including the cornice work at the roof line, some of which was recreated on-site with tools made specifically to ensure that the new trim perfectly matched the old. There is a modern kitchen in the main house complete with a six burner Garland Range and a newer stainless steel refrigerator. An adjoining Butler's Pantry provides additional space for storage of kitchen necessities. All six original marble mantles remain in the house. Servant call bell handles remain at the side of each. The Master Suite has a large private bath with a steam room and shower. Each bedroom has its own private bath. Some have original claw foot and iron tubs with contemporary fixtures. All heart pine floors are original to the main house and are in superb condition. All wrought iron on the property, including the fencing and railings, is original and has been scraped, restored and repainted. One of the jewels of the Joseph Aiken House is its original pattern garden, the design of which was included in Loutrel W. Briggs'"Charleston Gardens" published in Columbia in 1951. The tabby driveways, mature live oaks, irrigation system, garden lighting and additional walkways were added by the present owner. The basement square footage adds approximately 3000 SF of usable area to the home that may or may not be insurable. It was originally used as food preparation and servant live/work area. Most recently the owner's full-time finish carpenter lived in the basement guest suite and used the remainer of the basement as a wood shop for creating the trimwork for the main residence and for hand-making each door, window and trim piece used in the restoration of the Carraige house. The Carriage House was originallly the Barn, Carriage House, Servants Quarters, Hayloft and Kitchen. The building was collapsing in 2002 and was re-purchased by the present owner, fitted with a load-bearing structural steel frame and adaptively repurposed as four guest apartments. The heart pine flooring was milled in 2006 from South Carolina pine harvested in the 1840's to construct a textile mill in upstate New York. At the time of the present owner's restoration of the property, the mill was being demolished. The lumber was returned to South Carolina and re-milled for flooring in the dependency building. These four units gross over $100K/year in income for the owner. If square footage is important - MEASURE!!
