Short Sale question

Question - If we were going to submit an offer on a short sale home, how low on price could you possibly go? For example, if a house is listed at 375,000 what would be a good offer? Our max budget is $300,000 and we want to get the most house for our money and I dont want to be unrealistic looking at a $375,000 that I cannot get for $300,000. Does this make sense? Thanks!
Answer - Most short sales are already priced near what we expect the bank to accept - In most cases throwing an offer in that is way below the asking price is sort of a waste of time, however that being said we would look at any home you are interested in and then evaluate the pricing on a case by case basis.... int...

The most interesting thing is the $3500 purchase price credit when you trade in your gas guzzler on a vehicle that gets 2 mpg better - there are a few caveats though.....
If you have an old clunker sitting in your driveway and you're thinking about upgrading to a new vehicle, you'll definitely want to look into the Government's new Consumer Assistance to Recycle and Save (CARS) Act of 2009...as you might be able to get some cash for that clunker!

Overall showings on listings appear to be down , however I did an open house yesterday in which I had a another good turnout. What does this mean to me? I have long said that the buyers are better educated about the market than sellers understand. Buyers know if a home is a good value or not through the use of Zillow and other on-line means.

$18,000 first time buyer incentive - FOR REAL!

Atlantic Bank & Trust has received approval for $7 million in Grant money to use in conjunction with FHA loans. The Grant will act as a second lien that is forgivable if the borrower retains ownership of their home for 5 years or more. The borrower will not have to make any payments on the money the Grant provides. The Grant money can be applied toward down payment, closing cost, and prepaids.

What is the fundamental issue?
The "Helping Families Save Their Homes Act of 2009" included some provisions to protect tenants from eviction as a consequence of a foreclosure affecting the property being rented. Many examples were seen of families living in rental housing throughout the United States who were evicted without any prior notice when the home where they had lived was foreclosed upon. Much of the time, the rental family had no idea the home was in delinquency or subject to foreclosure until their eviction.
