Changes to FHA Standards will affect home buying

The FHA, which is supporting the housing market by insuring thousands of new mortgages, is expected to announce on Wednesday that it is tightening standards.

Borrowers who get an F.H.A.-insured loan will soon have to pay a higher initial insurance premium. The new premium will be 2.25 percent of the value of the loan, up from 1.75 percent.

Starting this summer, sellers will not be able to offer as much help to buyers to pay their closing costs. The maximum amount of assistance will drop to 3 percent of the value of the property, from the current 6 percent.

Borrowers who want to put the minimum down will now be required to have credit scores of at least 580

Protect your Credit

It's worth reading and doing.

1. The next time you order checks have only your
initials (instead of first name) and last name put on
them. If someone takes your checkbook, they will not
know if you sign your checks with just your initials or
your first name, but your bank will know how you sign
your checks.

2. Do not sign the back of your credit cards.
Instead, put "PHOTO ID REQUIRED."

3. When you are writing checks to pay on your credit
card accounts, DO NOT put the complete account number
on the "For" line. Instead, just put the last four

Buyer representation when buing a home in Charleston

I just wanted to remind you that purchasing a home through the listing agent can leave a lot to be desired, you will not be adequately represented as the sellers agent will be representing the seller (first and foremost) through his brokerage.

  Lets be blunt though - many buyers feel that if they buy direct through the list agent that they will get a better deal - right? Perhaps...but many list agents will jump at the chance to make a double commission...in fact most brokerages will refuse to lower their commissions if they are representing both buyer and seller. ( keep in mind that the brokerage may have enormous liabilities in a dual agency sale)
